Valeria Esparza’s wealth journey begins with her parents’ leap of faith from Ciudad Juárez to El Paso in the late 1970s. They arrived in their 30s with three children, one hundred dollars, limited education, and no English, but a clear vision that their kids would have better opportunities.

A pivotal moment came when they bought a home while Valeria was in middle school, even at a 12% interest rate, which was common at the time. That home opened doors. It gave her access to stronger schools, new role models, and the encouragement to pursue higher education as the first in her family to graduate college and enter corporate America.
Today, that same home is worth roughly four times its original purchase price. It provides her widowed mother with stability and will eventually be shared among the children. It’s a clear example of how one decision can shape a family’s trajectory.

Making Homeownership the First Wealth Step

As Vice President and Customer Growth Segments lead at Wells Fargo, Esparza focuses on helping more people build wealth by expanding access to homeownership.

Her team leads outreach efforts that include educational workshops, marketing in English and Spanish, and partnerships with community organizations. The goal is to make the process more approachable and give people the information they need to take the next step.

She often frames the rent versus own decision in simple terms. Rent is a monthly expense, while a mortgage can help build equity over time. For many families, the real value of buying a home is stability and the ability to pass something on.
To help reduce upfront barriers, Wells Fargo offers a $10,000 income-based grant in select markets and a $5,000 closing cost credit. She started contributing to her 401(k) on an entry-level salary of about $24,000 and gradually increased contributions as her income grew. In her mid-20s, she bought a modest home, later turning it into a rental property. Over time, she built a mix of retirement accounts and income-producing assets, including rental property and dividend-generating investments.

Her path wasn’t about perfection or extreme discipline. While living in New York, she enjoyed travel and a full life, even if she didn’t always max out her contributions. Looking back, she says consistency mattered far more than perfect timing.

Protecting the Legacy: Asset Protection and Estate Planning

Esparza’s perspective on wealth shifted when her father was diagnosed with cancer and passed away about a year later.

The experience forced her family to think through how to protect what had been built and ensure her mother would be supported. It highlighted the importance of planning ahead.

It’s about putting basic safeguards in place at any stage, including insurance, estate planning, and clear account arrangements.
